Pricing

We carefully analyze a property several ways, acknowledging that each property is very unique. We combine the traditional comparable sales method which includes the basics such as bed/bath/square footage count, condition of home, and location with other factors such as land value allocation, vineyard value allocation, and allocating value to other special features that may be unique. We also include seasonality, current market trends, and buyer profile in these calculations. We arrive at a range of price and work with the seller to price the home according to their goals.

Marketing Plan

We have a marketing roadmap that all properties start with, but we customize our approach to each property based on its unique qualities and the anticipated buyer demographic. This customization ranges from the marketing copy, digital and print ad placement, print collateral, all the way down to which photographer is most appropriate for the property. For extremely discreet properties that the seller wants to sell off market, we deploy a high touch and very personalized marketing approach that involves direct engagement with appropriate agents.

 

Property Prep + Staging

We love helping our clients create a specific plan to update and stage their home prior to launching on market so they can maximize its value. We assist clients in various ways - from lending our company van to move items, to creating a punch list to setting up a relationship with a designer who can advise on a complete renovation. The impact of strategic improvements is dramatic, and our team will go so far as to help cover the cost via the Sotheby’s White Glove with costs reimbursed with seller’s proceeds received at the close of escrow.

Photography

Beautiful photography is a pillar of success in selling your home. We partner with several best in class photographers to show the property in it’s best light. We take advantage of still photography, video, 3D tours, and drone footage when appropriate.

 

Stages of Marketing

  1. The pre-listing stage, where we leak out small bits of info and photos to create a buzz.

  2. The on MLS stage, where we unleash the full arsenal of our marketing engine.  

  3. The ongoing property promotion. Some properties, especially in the luxury category, don’t sell on the first weekend. We have to continually find ways primarily through direct contact with agents, social media, and digital advertising, to make sure buyers newly entering the marketplace are aware of a property they otherwise might have missed.

Contract Negotiations

With 20+ years of negotiating experience, we work with sellers to achieve their goals with tough, but reasonable negotiation. Much of the negotiations are done up front with the amount of preparation we put into listings. Our reputation in the valley and relationships with realtors also give us an edge when trying to achieve the common goal of transacting real estate.

 

Moving and Relocation

The Hillary Ryan Group strives to help with all aspects of the transaction and that includes helping clients as they move to their next chapter. Post closing, we help clients find new rentals, new residences (both local and out of the area), and recommend partner moving specialists. For people moving in to Napa Valley, we guide them through logistics such as utilities and cable, as well as offer support when finding the best restaurants and winery experiences.
